I am Italian but I live in Nicaragua.
I will leave my house free for a long time and I would like someone to occupy it to take care of it for security reasons.
I would like to point out that the area is very quiet, it is a small fishing village that is growing thanks to tourism. However, small thefts can occur in houses that are uninhabited for a long time.
For this reason I am placing this search ad.
I do not have pets. I do not have plants. I do not have a swimming pool. Since we are in tropical areas, I do not have heating systems.
You should simply enjoy the place and take care of the house in what are the normal needs that arise during your stay.
Considering that no particular activities are planned and therefore the commitment of time and energy is practically zero, I would be happy to find someone who is also able to carry out small maintenance in case of extraordinary breakdowns (changing the kitchen tap, cleaning the drain pipe etc.) and who is available for any errands in the city if necessary (for example for paying the water or electricity bill if the electronic payment that I usually use does not work etc.).
For the same reason, in addition, all electricity, water and gas expenses for the period will be paid by the House Sitter. These expenses are truly minimal but clearly depend on your consumption. Some indications on this matter:
- in the month of February I spent 5.45 dollars on electricity (considering an external light bulb always on and a fan always on at night)
- in the month of February I spent 2.22 dollars on water (this is non-potable water, or at least most of us foreigners do not drink it); Drinking water can be purchased in town for less than $3 for 18 liters (over 4 gallons)
- Cooking gas is supplied with a 25-liter cylinder, which costs about $13 (approximate duration of 3-6 months depending on your use)

Except in exceptional cases, to be agreed upon in advance, I prefer that there are no animals in the apartment (I cannot help you with local regulations regarding the entry of animals from abroad).
The bed and mattress are in excellent condition since it was purchased in January double bed 140x190 with hard orthopedic mattress).
The refrigerator and kitchen were also purchased in the same period. The refrigerator has a freezer compartment.
I am looking for someone who can enter my house from April 3, 2025 and who can possibly stay for long periods since I will return between September and the end of November 2025.
I will therefore give priority to long-term or at least monthly requests.
I would like to point out that, since the purpose of this offer is to take care of my house, I am NOT interested in proposals from travelers who only want to find a free base and then travel around the country. It goes without saying that the time of greatest risk of theft is at night, so this situation would not be compatible with my needs.
As for the visa, most foreigners receive a 3-month visa upon entry into the country, renewable without limits upon exiting and re-entering the border (the closest is that of Costa Rica, where you exit and re-enter in real time, which can require one to two days of travel depending on the means and stops for sleeping). It is also possible, before the expiration of the visa quarter, to request up to a maximum of three monthly extensions directly from the Immigration office (in the capital or the local one in Leon, which sends, with a receipt in your favor, the passport to Managua). This option is worth about 30 dollars for each renewal.
The house is located in the town of Las Penitas, Leon department, NICARAGUA
Period offered: from April 2025 to the end of November 2025.
Monthly stays are considered but the preference would be for a single rental of months.
The property consists of a room furnished with a double bed, kitchen, sink and refrigerator, of about 35 square meters. This is the part offered as habitable since the roof has just been redone.
The front part measures about 80 square meters, includes the bathroom with shower and water tank, and is completely free of furniture but will be used to store part of the wood of the rancho that will be decommissioned by the end of March, to be rebuilt in November. In this part of the property, despite having done maintenance work, as there has not been rain yet, I cannot know if there are other leaks to fix, and for this reason it is not furnished.
The rainy season in Nicaragua is about six months. The Leon area, however, is very dry, so the rains are concentrated in April, May and June, September, October and November. April and November, depending on the year, are at risk of rain for only a couple of weeks each.
July and August benefit from the so-called "veranino" which is often rain-free.
Rains are usually concentrated in one part of the day, such as the afternoon and night, and are quite punctual. This will allow you to organize your outings with greater peace of mind than in other countries, where they are completely unpredictable in frequency and duration.
However, you don't have to worry. It's always hot here. You live in shorts and slippers. During the rains you quickly get wet, quickly dry.
There is no internet connection at home at the moment, but I personally work daily on the PC using a simple local sim card. The performance is minimal but it allows me to surf, make calls and video calls. The indicative cost, with Tigo operator, is 5.55 dollars for a duration of 15 days and 6 gigabytes of data. In the country there are many places that offer wifi with a simple consumption and that tend to never change the passwords.
If you were to move for a very long period, you could consider signing a contract for internet/tele /cable TV supply at your own expense, for your stay. If the minimum period required was one year, I could consider taking over upon my return, and paying the relative cost.
Alternatively, you could reach an agreement with the neighbors, who have an internet subscription, and who are willing to share it (I don't know the request but I think less than 20 dollars a month).
In the central park of Leon there is a free public wifi and there are many places that offer a connection to their customers (first and foremost the very central McDonald's).
At the front of the property there is a patio of about 40 square meters (in the photos you can see a typical wooden rancho that will be torn down in March, waiting to be rebuilt in December).
The house is located in the Bocana de Las Penitas, that is, in the portion of the beach that is flooded twice a day by the tide and where the sea and the river meet.
A few meters from the house there is the Juan Venado Nature Reserve (17 km of beach and pristine forest that reach the town of Salinas Grande), known for being a destination for numerous sea turtles.
We are finishing some work on the masonry, which will be followed by complete painting of the front room as well. We will publish updated photos as soon as possible.
Living in Nicaragua is very cheap, especially for Americans and Canadians.
Inside my property there is a motorcycle, perfectly working and with active insurance, with 4 helmets (light for seaside areas and modular for trips outside the country) that is part of my properties to be monitored, but it is not usable. If you are interested in this, given that it is not a need of mine, I could consider renting it for the period of your stay. Given that you will have to carry out the relevant checks in this regard, as well as the visa granted to tourists of your nationality, you should be allowed to drive with your country's license.
The cost of gasoline is approximately 1.38 dollars per liter.
The city of Leon, a touristic city that provides every service you may need, including hospitals, banks, supermarkets and clubs, is located about 25 km away. It can be easily reached by a bus that passes about every 50 minutes, in the 45 minutes of travel, and costs 0.5 dollars per person per trip.
